The Parkline
The Parkline is a mixed-use building which includes an 80/20 mix of market-rate and affordable rental apartments and innovative common spaces. It is located in the up-and-coming neighborhood of Prospect Lefferts Gardens along Prospect Park in Brooklyn.
A twenty-three-story residential tower anchors the west end of the lot, providing its residents with expansive views of Prospect Park. This ‘park-side’ tower is set back more than 100 feet from Flatbush Ave, softening its presence
on the street. A landscaped mews provides pedestrian access to the school and residential tower, as well as vehicular access to a new parking lot behind; it doubles as storm water management for a portion of the site. ©David

Unique Zoning Opportunities
The unique massing of the building reacts to contrasting contextual scales bounding the space. The low, eastern segment of the building continues the Flatbush Avenue streetscape with a three-story frontage and contextual fenestration.
