In the center of Downtown Far Rockaway in Queens, Kent Anders is currently working on an ambitious project to bring 1,700 new affordable housing units to an under-utilized site between the A train terminus and the Long Island Rail Road and create more vibrant, supportive community through socially thoughtful design.The first phase, beginning construction in the fall of 2018, will complete the first three buildings in the master plan, ranging in height between eight and fifteen stories, and including the 100,000 SF of commercial space, the new plaza, and the underground parking lot.

Each building participates in a carefully curated approach to the scale and character of the neighborhood, developed through an interactive process with the client and the Department of City Planning.

Across the street from the A train, a new public plaza flanked by 100,000 SF of commercial space will be the gateway to the project, leading to a total of six new residential blocks arranged along a tree-lined shared street.

Stepping down to the nearby context and breaking up the street wall with a number of setbacks and shifts, the buildings navigate the irregularities of a complicated site and the difficulties inherent in adding density to a low density context. Multiple scales of shared space bridge the divide between the public and the domestic while lending a unique identity to each building

Commercial Base Building C
Brick façades gradually change colors to create subtle individuality. The circulation for each block allows a small number of units on each corridor, relying on the shared courtyard as a focal point of activity and a bridge to the larger neighborhood. Variations in color and detailing add to the richness of the streetscape and the character of each address.
